Dallas Opal Full-Flake Garage Floor Coating

Ace Garage Pros transformed this 440 sq ft Dallas garage by removing a failing textured beige floor coating and installing a bright, pearl-white full-flake flooring system. The old paint and texture were mechanically ground back to bare concrete before the floor was finished with a white base coat, full-broadcast Opal decorative flake, and a protective clear topcoat. Customer Goal

The homeowner wanted to replace the failing textured beige floor paint with a brighter, more durable garage floor. He selected the Opal flake blend over a white base coat to create a clean, pearl-white appearance that would refresh the entire garage.

Starting Condition

The 440 sq ft garage had an existing textured and painted concrete floor with a beige appearance. The coating was failing and no longer properly bonded to the concrete, creating an inconsistent and worn-looking surface. Because the previous finish was unstable, it could not be used as a dependable foundation for the new flooring system.

Preparation

  1. Cleared and inspected the 440 sq ft garage floor.
  2. Evaluated the existing textured and painted coating for loose and poorly bonded areas.
  3. Mechanically diamond-ground the entire floor back to the original concrete.
  4. Removed the previous texture, beige paint, and loose coating material.
  5. Detailed the concrete along the walls, cabinets, corners, perimeter, and garage-door opening.
  6. Continued grinding until a clean and stable concrete surface was exposed.
  7. Vacuumed the floor thoroughly to remove grinding dust and loose debris.
  8. Inspected the prepared concrete before beginning the new coating installation.

Installation

  1. Applied a white base coat over the mechanically prepared concrete.
  2. Broadcast Opal decorative flake throughout the wet coating to create a consistent full-flake finish.
  3. Applied the flooring system carefully around the built-in cabinets, walls, doorway, corners, and fixed garage features.
  4. Extended the decorative finish across the entire 440 sq ft floor.
  5. Removed loose excess flake and refined the surface before applying the final coating.
  6. Sealed the decorative floor with a protective clear topcoat.
  7. Detailed the garage-door threshold and perimeter edges for a clean finished transition.
  8. Completed a final inspection of the floor, edges, and overall flake coverage.
